Country living without being cut off from everything

Many families are looking for the same thing: a garden, peace and quiet, space for the children — without spending hours stuck in traffic. In Breinert, a small village in the commune of Biwer in the canton of Grevenmacher, that balance exists. You hear more birdsong than road noise, yet the motorway is 9 minutes away, Junglinster 10, Grevenmacher and the Moselle 15, and Luxembourg City 20.

This is where a row of four semi-detached family homes is being built. Lot D has already been sold, leaving three homes available: lots A, B and C.

Three homes, three ways of living

The plot slopes gently towards the rear. You enter from the street side, and both the living area and the terrace open out onto the garden. Each home is arranged over three levels and has its own garage. For lot B, an optional garden-level studio offers the possibility of housing a parent, an older child, or an independent home office.

Built to last and designed to consume little

The homes carry an energy class A rating. The specifications include, among other things:

• an air-to-water heat pump (Stiebel Eltron, Viessmann or equivalent);
• underfloor heating throughout the home, with a thermostat in each room;
• a dual-flow ventilation system recovering more than 80% of heat;
• triple glazing, for thermal comfort as well as peace and quiet;
• a natural slate roof, with additional wood fibre insulation;
• an insulated, motorised sectional garage door and a porcelain stoneware terrace.

The project is being carried out by REAL CONSTRUCTIONS S.à r.l. based on plans by Trust Architecture. Construction time is estimated at around 18 months from the start of works.

Buying off-plan: real, tangible benefits

The homes are sold off-plan (VEFA). For a primary residence, several forms of support can significantly reduce the final cost:

• VAT at 3% on construction, subject to approval by the AED (benefit capped at €50,000);
• for deeds signed between 16 July 2026 and 16 July 2029, registration duties apply only to the land;
• the Bëllegen Akt tax credit, set at €45,000 per buyer under draft law 8806;
• the Klimabonus grant of €3,000 for a heat pump in a new home, with an additional grant possible if you opt for photovoltaic panels.

Schools, transport and leisure

In Biwer itself, children have access to a primary school, an after-school care centre and a crèche. The Lënster Lycée International School in Junglinster is 10 minutes away, and the Lycée Joseph Bech in Grevenmacher is 15. The village is served by bus 274 and the commune's on-demand Ruffbus service, the "Biber Express". For leisure: a communal swimming pool, playgrounds and numerous walking trails through fields and forests.
